Santaquin reported a median commercial property tax rate of 1% in fiscal year 2025, which was the top rate among Utah County cities, according to BlockShopper.com.

For the county overall, the median commercial tax rate reached 0.9% in fiscal year 2025, placing Santaquin 0.1 percentage points higher than the county norm.

Six other cities in Utah County—including Mapleton and Provo—recorded the same 0.9% median commercial property tax rate for the year.

Across the 14 cities evaluated in Utah County, commercial property tax rates stretched from 0.8% in Highland to 1% in Mapleton.

Santaquin’s median commercial rate of 1% in fiscal year 2024 ranked second in the county.

Commercial property tax rates across 53 major U.S. cities averaged 1.76% in 2024, based on data from the Lincoln Institute of Land Policy. Their study found that a $1 million property, including $200,000 in fixtures, produced an annual property tax bill of about $21,060. Rates among major cities ranged from under 1% to as high as 4%.

Many states apply classification systems, leading to higher effective tax rates for commercial, industrial, and apartment buildings compared to residential properties. Certain jurisdictions tax business properties at rates several times above those of homes. In Charleston, for instance, businesses may pay a tax rate about six times greater than residential rates.
